Development Appraisals / feasibility studies

A detailed financial appraisal is a vital part of any development to ensure your project is financially viable. Ashton Planning & Development can assist you by appraising sites for all types of development proposals and undertake a feasibility study for your project.

Along with the technical constraints of a site it is also important to factor in the financial impacts of Community Infrastructure Levy (CIL) as well as s.106 contributions. As well as advising on the financial implications we can also assist with negotiations to try and reduce or mitigate these costs with Local Authorities.

Contract Negotiations

Development sites can be secured under a variety of different contracts depending the nature of the proposed project. It is important to have an in depth understanding of how these contracts work when approaching any negotiation to avoid issues as the project progresses. Ashton Planning & Development are experienced in negotiating contracts for both landowners and developers including large scale residential and renewable energy projects. We will regularly negotiate terms on behalf of clients for the following agreements:

  • Conditional & unconditional contracts

  • Option agreements

  • Promotion agreements

  • Land and Build contracts

Affordable Housing

There is an ever increasing demand for affordable housing across the UK, creating opportunities for both landowners and developers. Affordable development can be delivered on allocated sites with or without planning consent but it can also be built on land outside of the development boundary.

By working closely with Local Authorities and Registered Social Landlords we can unlock your sites development potential.

Strategic Land Promotion

We can assist landowners with strategic promotion of their land through the planning system. Along with assisting landowners directly we can advise on working with developers via promotion and option agreements.
